Orlando in December - Grand Reserve at Kirkman Park

A few weeks ago I flew to Orlando FL to review a real estate investment opportunity. The one point that I was very impressed with was how I viewed the potential path of progress play .The path of progress is often determined early on in a city’s development and continues for decades. If you are ahead of the path, you want to buy as early as possible and hold until the path reaches you and the area is fully developed. When the path has reached you and your area is becoming fully developed, its time to consider selling.

There is a major high end project under development just one mile from the location of The Grand Reserve project which is the project I was reviewing. I spent the best part of a day going over the details of this project and its time line. Based on the time line of this project and its quality I concluded it has the potential to drive quality traffic to the area. This path of progress point combined with the other three major local indicators, job growth, migration, and new construction rounded out my decision to pursue this project.

I have a saying: gather the facts and make a fact based decision. Everyone understands no one has the crystal ball.

    I was looking at the Grand Reserve as well. It seems like it has everything you could want to include excellent financing options. My question is when you looked at it, what was the quality of the construction? I have read reviews of this place when it was appartments and “high class slums” and dirty were the reviews. What are your thoughts on this?
